Before You Build

Getting everything in place before the extension is built is as important as the actual build.

Your Extension Plans

When considering an extension you will need plans. These are required by the local authority for building control approval. If you need planning again similar ones are required.
We will visit your home for an informal discussion to find out what you what. We will then be able to design an extension to your specifications and requirements.
We will then produce the plans and a laminated set for the building team.
Under your instruction we will submit a set to the local authority.
We will do this entire process for you.

Do I need planning permission?

Yes:
1. You live in
(a) A conservation area
(b) A flat/maisonette/multi occupancy,
(c) Listed property,
(d) Area of outstanding nature beauty you need planning permission.

2. You have used up you permitted lawful development amount
(a) 50 cubic metres in a terrace house
(b) 70 cubic metres in a semi/detached house
3. The proposed extension will project directly towards a public highway or break the front line of the property.
There are some other reasons why it may require planning permission

No:
1. The extra volume to your house does not go over the amount allowed to your house, 50 or 70 cubic metres. For example: You have had a loft conversion but the dormer only used up 30 cubic metres, so you still have a remaining 40 cubic metres left out of the initial 70 cubic metres. The date when this started is 1948.

Planning Permission

We will produce professional laser accurate architects plans for submission to your local planning offices. In addition we have extensive experience as to whether the plans will pass. The council will charge you between £135.00 to £150.00. Process will take 2 months after validation. We will deal with the entire process.

Party Wall Act 1996 and Awards

The party wall act 1996 came into force on the 1st July 1997. It has been around in London since 1935. It is an act that gives building owners the right to work on their party walls. It is in your favour but you do have to give your neighbour(s) 2 months notice. We can give you the correct forms and guidance. Most neighbours agree to sign and that is the end of it. However in some cases they can if they wish call in an "agreed" surveyor that you will have to pay for. The "agreed" surveyor will act for the wall and if any damage is done will be able to determine whether it is your fault. It has to be said that certain firms and individuals have set themselves up as "party wall surveyors". They will scan planning lists and write to your neighbours to advise them that they have to have to have/need a party wall surveyor and it is entirely free. They will then pass the cost onto you and charge you dearly. A party wall award will cost from £750.00 to £1200.00, any more you need to take advice from us or a highly recommended surveyor.

Building Control

When you are considering a loft conversion or an extension it is important that the build is built to a standard approved by the local authority. Not only is it safe to do so, but makes sound financial sense should you wish to sell your home in the future The local council surveyor will ensure the correct standard is observed and no corners are cut. These are the kind of things they will inspect upon the viist to your property:
